A premiere address in Toronto’s Financial District, 160 Front Street West is a 46-story structural steel-framed commercial office tower designed to add a distinctive silhouette to the City’s skyline. Although complex, PCL’s in-house building envelope experts optimized design and constructability of the curved cladding that wraps all four exterior walls and integrates the heritage masonry of the 70-year-old, six-story building previously located on the site. 

Beyond its Passive House performance, the project pioneers sustainable urban development through its solar PV canopy and rainwater harvesting systems. The prefabricated approach not only ensured exceptional quality control but reduced onsite construction time by 30%, minimizing neighborhood disruption. With heating costs slashed to just £35/year per apartment, the scheme proves that large-scale low-energy construction is both technically feasible and economically transformative for residents.

Nestled within London’s dense streetscape, the development overcame complex party wall challenges while delivering 120 high-comfort residential units. The design strategically positions active uses at street level to animate the neighborhood, with the building’s sleek, high-performance façade becoming a quiet landmark for sustainable urban living. This project redefines what’s possible for low-carbon construction in constrained city sites, offering a replicable model for climate-responsive architecture.
